Moving Out in NYC: A Cleaning Guide That Protects Your Deposit
What landlords and management companies actually inspect, in what order to clean an empty apartment, and when to bring in a move-out crew.

Move-out cleaning is a different job from regular cleaning. The apartment is empty, every surface is exposed, and someone is about to inspect it with a deposit in hand. In New York, security deposits are held in escrow and landlords must return them with an itemized statement of deductions, so documented condition matters.
What gets inspected
In our experience with NYC management companies, the recurring deduction items are the oven interior, the refrigerator interior and seals, bathroom grout and caulk, cabinet interiors, scuffed walls, window sills and tracks, and floors along the baseboards.
Order of work in an empty apartment
- Remove everything, including items in closets and under sinks
- Dust and wipe high surfaces: fixtures, shelf tops, door frames, vents
- Cabinets and closets, inside and out
- Kitchen appliances: oven, refrigerator, dishwasher, microwave, then the sink
- Bathroom: tub, tile, grout, toilet, vanity, mirror, then fixtures
- Windows, sills and tracks
- Walls and switch plates, spot-treating marks
- Floors last — vacuum, then mop edge to edge
Photograph everything
After the clean, photograph every room, the appliance interiors and the floors, with a timestamp. It takes ten minutes and it is the single most useful thing you can do if a deduction is disputed later.
